Energy performance certificates
Every property sold or let in Spain needs a valid energy certificate before it goes on the market. If you are selling with us and do not have one, we can arrange it.
The essentials
- Do I legally need one?Yes, to sell or to let. The energy performance certificate — the certificado de eficiencia energética — must exist before a property is advertised, and its rating has to appear in the listing. Without it, the notary cannot complete a sale.
- What is it?A technician grades the property from A to G on how much energy it uses, and lists cheap improvements that would raise the grade. It is registered with the regional government and issued as an official certificate.
- How do I get one?A registered assessor visits to measure and photograph the property, then registers the certificate. We work with registered assessors and can arrange it for you.
- How long is it valid?Ten years for ratings A to F. A G-rated certificate is valid for five years.
